LOS ANGELES – Aug. 26, 2024 – Esteban Escobar has initiated a small claims lawsuit against Your Management & Real Estate Group, Inc., specifically naming Lianna Grigorian and Silvia Manukian as defendants. The lawsuit addresses the wrongful withholding of his security deposit, mishandling of HACLA Section 8 payments, and the non-payment of agreed-upon cleaning fees, all linked to the property at 1030 N Oxford Ave Apt. 9, Los Angeles, CA 90029.
Escobar, who vacated the property on September 23, 2023, alleges that Your Management & Real Estate Group, Inc., under the supervision of Lianna Grigorian and Silvia Manukian, has unlawfully withheld his $1,800 security deposit. Despite the unit being left in a clean and undamaged condition, the defendants have refused to return the deposit. Additionally, Escobar claims that Your Management & Real Estate Group, Inc. wrongfully accepted a $1,695 payment from the HACLA Section 8 program for October 2023, despite his no longer residing at the property.
Furthermore, Escobar is seeking reimbursement for $300 in cleaning costs that Your Management & Real Estate Group, Inc., along with Lianna Grigorian and Silvia Manukian, had agreed to cover but failed to pay. The lawsuit also highlights the hostile living conditions Escobar endured at the property due to continuous harassment and discrimination by Your Management & Real Estate Group, Inc., and its representatives, Lianna Grigorian and Silvia Manukian. This hostile environment caused Escobar significant emotional distress.
Adding to the allegations, Escobar asserts that Your Management & Real Estate Group, Inc., led by Lianna Grigorian and Silvia Manukian, unjustly initiated an eviction case against him, even though he owed no money. This eviction, Escobar contends, was baseless and motivated by discrimination related to his medical disability and retaliation for asserting his rights.
The property is owned by Hakoub A. Shirvanian, Co-Trustee of the Shirvanian Trust. Escobar believes that Shirvanian wrongfully engaged Isaacs Barak, a newly hired attorney, to file the eviction case based on misleading instructions from Your Management & Real Estate Group, Inc., Lianna Grigorian, and Silvia Manukian. Escobar views these actions as unethical, dishonest, and further contributing to his distress.
The small claims lawsuit was officially filed at the Superior Court of California, County of Los Angeles, on August 13, 2024, under Case Number 24STSC03794, titled Esteban Escobar vs. Your Management & Real Estate Group, Inc., and Lianna Grigorian.
In his lawsuit, Escobar seeks a total of $7,395.33 in damages, which includes:
- Security Deposit: $1,800, under California Civil Code Section 1950.5.
- Interest on Security Deposit: $0.33, as required by the Los Angeles Rent Stabilization Ordinance.
- Cleaning Costs: $300, for agreed-upon cleaning services on April 23 and June 23, 2023.
- Section 8 Payment for October 2023: $1,695, for the wrongful acceptance of rent.
- Penalty for Wrongful Withholding: Up to $3,600, as permitted under California Civil Code Section 1950.5 for bad faith actions by the landlord.
Escobar’s lawsuit underscores the persistent refusal of Your Management & Real Estate Group, Inc., Lianna Grigorian, and Silvia Manukian to perform their duties, leading to a hostile and discriminatory living environment. These actions have significantly impacted Escobar’s emotional well-being, further justifying the damages sought in this case.
